CRANBROOK PLAN DPD - INSPECTOR'S HEARINGS
LVA’s 18.5-acre site on the edge of the new settlement known as Cranbrook is a draft allocation within the Expansion Areas identified in the emerging Cranbrook Development Plan Document.
The Document is currently undergoing four weeks of Examination Hearings, where LVA’s specially appointed team are in attendance to support the site on several matters being discussed. The DPD proposes 260 houses, a commercial area and a Junior Sports Pitch.
SHAFTESBURY APPEAL WON
LVA is delighted to announce it successfully appealed North Dorset Council’s refusal of up to 55 dwellings on land in Shaftesbury, Dorset. The Planning Inspector gave significant weight to the sustainable location of the site and the fact the Council are unable to demonstrate a five year housing land supply, outweighing concerns related to potential effect on landscape, character and nearby AONB. We envisage that our site will be marketed for sale in the New Year.
SELWOOD GARDEN VILLAGE, FROME
LVA represent a consortium of landowners and are proposing a circa 300-acre scheme that would provide residential, employment, schools, a relief road, public open space and more.
MENDIP VILLAGE APPLICATION SUBMITTED
LVA recently submitted an outline application for up to 37 dwellings in the Somerset village of Walton. The proposal includes the provision of 11 affordable dwellings, an area of Public Open Space and ecological enhancements. Further updates will be provided as the application progresses through to a decision.
YETMINSTER SITE SOLD
LVA are pleased to announce the sale of land at Thornford Road, Yetminster, Dorset to award winning-developer Burrington Estates. We successfully obtained outline permission for 87 dwellings on the 7-acre greenfield site in 2016. We selected Burrington Estates as the developer for the site following a competitive marketing campaign.
LVA as planning promoter worked closely with the owners and stakeholders, managing the project from instruction to sale.
FREEHOLD BROWNFIELD SITES
LVA acquired a portfolio of sites from National Grid and has been involved in pre-application discussions with the various Local Authorities regarding potential future uses. It is expected that the sites will come to the market during 2020.
LVA acquired this freehold site for investors in 2017 and obtained outline permission for 36 houses, together with provision for a new Village Hall. Following a marketing campaign conducted by Chesters Commercial, a sale has been effected with a developer keen to enter the South West property market.
BUTLEIGH APPLICATION UPDATE
LVA’s planning application in Butleigh for up to 32 dwellings was refused in August 2019. LVA are now progressing an appeal and have made representations to the Inspector within the Mendip Local Plan Part II Site Allocations process.
APPEAL SUCCESS FOR 10 HOMES IN DORSET VILLAGE
LVA is delighted to have won it’s Appeal against West Dorset District Council’s refusal of our outline planning application in West Stafford for 10 homes.
The Planning Inspector agreed with us that the provision of 3 much-needed affordable homes as well as 3 self-build homes on the site would deliver key public benefits and thus, approval was given.
