Stalbridge Appeal Success


LVA is delighted to have been granted outline planning permission at appeal for up to 114 dwellings and up to 2,000 sqm of employment space on land in the North Dorset village of Stalbridge. Following a 5-day Inquiry, the Inspector concluded that proposals represented sustainable development having regard to the development plan and five-year housing land supply shortfall.

Selwood Garden Community Application


LVA is pleased to confirm that following extensive consultation with Mendip District Council, Somerset County Council, Frome Town Council, various stakeholders, and the local community, an outline planning application for a sustainable and innovative mixed-use development comprising 1,700 homes located to the south of Frome, Somerset has been submitted. The application is now being consulted on by the various statutory bodies.

Self-build Application Lodged in Frome


An outline application for 5 self-build dwellings has recently been submitted on land located to the south-western corner of the town of Frome, Somerset. The existing self-build register identifies a sizeable demand within the town and district for such serviced plots. There is also a national legal duty on Councils to deliver self-build housing. LVA therefore considers that the application should be viewed in a favourable context. 

 

Sale Agreed on Appeal site


LVA is delighted to report that a sale has been agreed for its 2.8-hectare site located at East Brent, Somerset. The site is currently subject to a live appeal having been refused outline permission for up to 40 new homes by Sedgemoor Council in August 2020. LVA consider that proposals comply with policies in the existing Local Plan through the provision of 16 affordable homes in a Parish where there is an identified need. The Inspector’s decision is due imminently.

 

Crowborough Planning Approval and Sale


Having obtained outline planning permission for 18 dwellings in August 2021 on freehold land in Crowborough, East Sussex, a sale of the site to a leading Home Counties high-quality developer is anticipated to complete shortly. The agreed sale includes an overage providing a substantial second payment to the previous owners.

 

Outline consent granted at Committee


LVA is very pleased to confirm that on 12 October 2021 Sedgemoor District Council’s development committee granted outline planning consent for up to 45 homes on its site at West Huntspill, Somerset. The application provided much needed new market and affordable housing with proposals including a number of community benefits, such as the provision of a drop off/pick-up car park for the nearby school and a play area.

 

Freehold Brownfield Sites


LVA acquired a portfolio of sites from National Grid and has been involved in pre-application discussions with the various Local Authorities regarding potential future uses. It is expected that the sites will come to the market during 2022.

Build Back Greener


The government's Net Zero Strategy has recently been published setting out how this country will achieve its net-zero carbon target by 2050. The strategy highlights the major role that the planning system can play in meeting this commitment, including an intention to introduce regulations from 2025 to ensure all new homes are ready for net-zero by having a high standard of energy efficiency and low carbon heating installed as standard.

 

Outline application at Sturminster Newton


An outline application for a residential development of up to 48 dwellings with public open space and ancillary works, at land south of the A357, Sturminster Newton, has recently been submitted to Dorset Council. LVA believe development of the site can provide a sustainable extension to the existing town given its proximity to existing employment and services/facilities, with the proposals sensitively designed to respect the edge-of-settlement location. It also responds to local needs through the provision of a mix of housing, including bungalows. A decision is awaited.

New Projects Acquired


LVA can announce the additions of new projects at Dilton Marsh (Wiltshire) and Hatherleigh (Devon) to our portfolio. Work will now commence on understanding the opportunities and constraints of the individual sites and undertaking consultation with the local community and all relevant stakeholders, with the aim of bringing forward development proposals of a sustainable nature.

 

Incoming Planning Bill and NPPF Review


Central government recently announced that a full review of the National Planning Policy Framework (NPPF) is to take place as part of its review of the planning process. Prior to this is the release of the Planning Bill, expected early 2022, rumoured to have now been watered down since the original intentions set out in the White Paper to shake up the planning system. LVA eagerly await the release of such planning reforms that can help support the government’s pledge to build 300,000 new homes per year.
