LVA continues to seek new opportunities for land and sites where we can release development potential for sustainable residential and commercial uses. We pride ourselves on being able to reach quick and informed decisions on potential new projects.

Greenfield

We would consider Greenfield sites that are well related to existing settlements, that possess appropriate potential for development in the short, medium or longer term. We would consider opportunities from a single acre and up.

Brownfield

Opportunities that have been classed as “previously developed” which possess the potential to be redeveloped. This includes, Derelict/Redundant sites, Cleared Sites, and sites that are contaminated. In many cases these can provide potential for environmental and economic transformation.

Residential

The UK has an acknowledged national housing crisis. The government has policies to ensure all Local Authorities deliver a sufficient supply of new housing. It is continually enforcing its policies on Authorities who do not deliver.

LVA look to acquire sites for sustainable residential-led development, where our investment and expertise can release potential and accelerate the delivery of successful planning permissions and/or site allocations. We are seeking new opportunities that can be taken forward in the short, medium and long term.

Sites of interest to us are usually on the edge of, or within, existing settlements with prospects for growth or in strategic locations. Our range of projects demonstrates we are involved in a wide range of sites from small parcels, all the way through to major urban extensions and Garden Villages.

Commercial

We have an appetite to acquire more sites that are suited to commercial and leisure uses. We will invest in income producing assets as well as land and property with potential for the right commercial development.

We are keen to discuss potential opportunities with property agents and owners to introduce a range of possible deal structures which can include capital purchases, Promotion Agreements and Joint Ventures. In all instances, LVA’s model draws on an alliance partnership where our shared interests are mutual and aligned.

In certain instances, planning prospects are increased if a site can provide a balance of residential and commercial uses. Balance and viability are important components.
